Colliers Arranges $26.5 Million Sale of Naples Industrial Property
Colliers arranged the $26.5 million sale of Naples Small Bay, an 83,607sf small-bay industrial property at 4110– 4120 Enterprise Ave. in East Naples.
Midtown Capital Partners acquired the property from VentureOne. Jimmy Ullrich, Michael Macchia, Abby Cronin and Rebekah Crone of Colliers represented the seller in partnership with Dan Miller and Dan Rockenstein of Colliers’ Southwest Florida office.
Located on five acres near downtown Naples, Naples Airport and Interstate 75, the property includes two concrete masonry buildings with 48 suites. At the time of sale, it was 82% leased to 30 professional service, contractor and distribution tenants.
Recent improvements include a new roof overlay, exterior upgrades and suite renovations. The property also features drive-through access, 18-foot clear heights and six move-in-ready vacant suites.
The sale reflects continued investor demand for small-bay industrial properties in Southwest Florida, where limited new construction and sustained tenant demand have supported occupancy and rental growth.
