In January, Fischler Property Company negotiated the sale of a 104-acre parcel in Cape Coral for $3.5 million. It is one of the last sizeable unplatted large tracts in the Cape.
Fischler Property represented the seller, RA Lakes, LLC. Henry Albrecht of Gulf Gateway Realty, Inc. represented the buyer, Pennsylvania-based Forge Development Group.
The property, Embers Lake Estates, is just north of Pine Island Road, at the northwest corner of Nelson Road and Embers Parkway. It encompasses more than 40 acres of lakes and is entitled for a mix of single- and multifamily residential development.
Phil Fischler, Fischler Property principal, describes the site as “a unique combination of exceptional waterfront amenities, solid entitlements and a convenient location surrounded by established schools, a public library and highly-desirable commercial centers anchored by national retailers and restaurants.”
Although development plans are still in the works, the site is expected to contain upwards of 1,300 residential units, provided state agencies and city officials amend the city’s land use classification to allow multi-family housing.
