Colliers Facilitates Sale of Office Complex in Bonita Springs
Colliers has completed the $15.35 million sale of Walden Center, a Class A office campus at 24301 and 24311 Walden Center Drive in Bonita Springs. Walden Center LLC sold the property to Bluestone Terra Partners for a local family office.
The 6.5-acre lakefront campus includes two three-story office buildings totaling 95,000sf and was approximately 83% occupied at the time of sale.
Colliers Executive Vice President Brandon Stoneburner represented the seller. Rob Carroll of Investment Properties Corporation of Naples represented the buyer and will continue to represent ownership as asset manager.
Built in 1997, Walden Center underwent substantial renovations in 2018 and 2019, including a roof replacement and interior upgrades. The property offers 362 parking spaces, monument signage along U.S. 41 and a location within one mile of Coconut Point.
The sale marks the property’s first ownership change in nearly 30 years.
