Kismet Industrial Park, LLC, a partnership headed by Randy Krise, CCIM, plans to break ground on a 270,000sf industrial development in the first quarter of 2017. His company, Krise Commercial Group, represented the partnership in purchasing the 25-acre entitled property on Littleton Road. The property, located just north of Diplomat Parkway, is bounded by Corbett Road to the east and NE 24th Avenue to the west.

Everbank sold the property, which had been entitled with nearly every approval necessary for the previous owners to begin construction. The City of Cape Coral had expanded the water and sewer to the site at a cost of more than $1.5 million.

“We are so pleased to have been able to secure this site,” said Krise. “The pent-up demand for industrial space in Cape Coral is serious. This is a large plot of ground with little industrial zoned land in the area. If you look at Cape Coral’s land use map, you have to believe this is a winner. With the widening of Littleton Road and the connecting to Kismet Parkway at our northwest corner, I don’t know how it gets any better.”

Development plans call for horizontal construction to begin as soon as practical. Lots are now available for sale and vertical construction will begin as soon as the road infrastructure is in place. Kismet Industrial Park, LLC, the owner and developer, will build to suit and offer some financing of lot purchases.

With 270,000sf of entitlement, and water and sewer in place, Krise says he expects the project will sell out quickly. He also praises Hal Arkin of Frye Commercial Group at RE/MAX Commercial in Fort Myers for helping him secure the parcel. “I first saw the property last September and couldn’t believe it was still available,” years after it was listed. When a purchase contract on it expired last December, Krise says he “pounced on the opportunity. But I could not have done this deal without Hal’s assistance.”
