Over the summer, 10 new tenants opened for business in Royal Palm Square, pushing occupancy at the Fort Myers office park to 77 percent.

Located at 1400 Colonial Boulevard, the 144,000sf center was purchased by Royal Palm Companies (RPC) last October. Since then, RPC has managed the property and invested millions of dollars in renovations and repairs. As a result, the center is attracting a growing number of new tenants, including the following businesses.

  • Royal Prestige (a housewares and cookware distributor)
  • Rawlings Realty (one of the oldest and largest independent full-service real estate companies in Lee County)
  • Hi Def Advertising
  • Primerica financial services firm
  • Silhouette Perfections boutique
  • Professional Staffing and Payroll Services
  • State Farm, Gary Green Insurance Agency
  • Perez Health Care Group
  • Sweet Baby O’Mine Ultrasound (3-D and 4-D imaging)
  • A Bite of Everything coffee shop

In all, 44 tenants occupy 110,836sf. Another 12,971sf are spoken for, leaving 20,212sf of office space available for lease. Steven Goldfarb, president of RPC’s west coast division, says he expects the property will be 90 percent occupied by year’s end.

“It is important to note that we work directly with prospective tenants to assure their office space needs are met,” Goldfarb said. “We do not answer to some other authority to make things happen, we are the decision makers. That really makes a difference when a business is looking to relocate.”

Goldfarb said his leasing and management team are well positioned to work with each business owner to ensure that their lease suits their individual requirements. For example, the team recently renewed a 10-year lease for two locations in the office park on behalf of the U.S. Geological Survey. The ability to meet the exacting leasing standards of the federal government “should bode well for others who might consider joining us,” adds Goldfarb.

Improvements are ongoing at the property. To date, they include freshly landscaped courtyards, sparkling water features, reconfigured and refreshed office suites and upgraded exterior walkways, among other enhancements.
