Barron Collier Companies (BCC) and CAPREIT have partnered to bring Imperial 41, a mixed-use development, to downtown Bonita Springs. The project will bring residential opportunities, dynamic commercial space and vibrant public spaces to a property that has been vacant for two decades. The project is a unique public-private partnership (PPP) with the City of Bonita Springs.

Imperial 41 includes two buildings and spans the Imperial River. The development will feature 120 modern apartment homes and 19,000sf of commercial space. The north building will be fully residential while the south building will offer first floor commercial spaces with residential units and resident amenities above. Designed by RG Architects, Imperial 41 will offer several public amenities, including two designated parks, restrooms, bike racks, a fire pit and parking.

BCC will oversee the commercial leasing, while CAPREIT will manage residential operations. Construction is scheduled to begin in early 2026 and be completed in 2027. Residential leasing by CAPREIT will begin in late 2027.
