Randy Krise, CCIM, owner of Krise Commercial Group, and Bahram Khoobehi, AIA, have partnered to develop 5.42 acres in the Midtown project in Fort Myers. The property is between Central Avenue, Market Street, and Fowler Street.

The ALDEA development is one of Midtown’s first planned and is expected to transform the surrounding area’s landscape. With cost estimates of nearly $65 million, ALDEA is expected to break ground in the fall of 2022. The owners will be applying for TIF grants through downtown Fort Myers’ Community Redevelopment Agency.

Besides Krise and Khoobehi, the project’s team includes Dean Martin with TDM Consulting, and Ron Reitz, AIA and Cathy Roche, AIA with Studio for Architecture, Inc. DeAngelis Diamond is the construction manager.

ALDEA is expected to occupy an entire city block, with two residential buildings overlooking multi-functional courtyard spaces. A total of 300 rentable multifamily units will include studios, one and two bedrooms, several of which will offer additional den/office space.

Amenities include a courtyard pool with fire pits and projection screen, a social/community room, a fitness area, and a business lounge. The project will also contain approximately 30,000sf of commercial/retail space and a 540-space parking garage.
