City Walk Fort Myers, LLC has purchased a parcel known as the First Street Village property in Fort Myers from Madison Ave. Investment Group, LLC for $7 million.

The 7.8-acre parcel is located at 2144 McGregor Boulevard, midway between the downtown business district and the Edison & Ford Winter Estates.

Phil Fischler of Fischler Property Company negotiated the transaction.

Plans for First Street Village called for a mixed-use development that included condominium towers, offices, high-end retail shops and boutiques, courtyards and resort-style amenities. But over the years, the only portion of the project that was built was a Publix-anchored retail center that includes a First Watch restaurant and a handful of other businesses.

Tampa-based Aileron Capital Management, which owns City Walk Fort Myers, LLC, has yet to unveil its development plans for the property. But because the site was previously approved for a mixed-use, multi-story development, the project is likely to include apartments, a hotel and retail space.
